See the numbers in action on a house we recently bought:

The house needed some updating and she didn’t have the funds to fix things up. She also needed help finding a place to move to after the sale, so she gave us a call.
This was a family house in Northwest Portland, Oregon. The property was in decent condition and had not been updated in 40 years. The home needed a lot of cosmetic work and we did a major rehab throughout the property.
We estimated the repairs to be around $50K and for us to be able to resell it for around $525K after we fix it up. Based on the magic formula, here’s how we calculated our offer: $320K (ARV) minus $100K (repairs) minus $52.5K (selling costs) minus $52.5K (our min profit) = Offer of $325K. Ms. Renae really needed $5K more so we ended up agreeing on a $325K fast cash sale (closing in 2 weeks).
The whole project took us about 4 months. Repairs ended up being $104,000 and we ended up selling it for $523,000. Our profit came up to $45,548. Considering we raised our initial offer by $5K to make the seller happy and get the deal done, our estimates were pretty close on this one.
Our Vist: We would come in, with our contractor and if we can, our agent. (We bring our contractor and our agent to the walkthrough so that our agent tells our contractor what needs to be fixed (as he/she knows what buyers are currently looking for) and what does not need to be fixed (to save on the cost of repairs).
Our Agent: Tells us, that we need granite countertops, because the neighbor across the street that sold his house for $525. also has granite, as well as hardwood floors, new furnace, new roof, installing new appliances etc.
Our Contractor: Gives us an accurate COR (Cost Of Repairs). See, we know exactly what we will do to the house the second we are done with the walk-through and we have already completed the flip in our imagination and we know exactly what all the numbers will look like.
The more accurate these numbers are the better (and the higher) your offer will be! Let’s say our contractor gives us a cost of repairs of $100K.
As-ls Value = $365K
ARV (After Repair Value) = $550K
COR (Cost Of Repairs) = $95K
Our Selling Cost = 10% x $550K = $55K
Let’s say Our Minimum Profit For This Purchase = $55K
[Your Offer] = [ARV] – [COR] – [Our Selling Costs] – [Our Minimum Profit]
Your Offer = $550K – $95K – $55K – $55K = $345K
